List your home for any length of time in the Gainesville-Alachua County MLS (multiple listing system)--the computer database of homes used by all Gainesville-Alachua County Realtors to locate homes to show to their buyers--without incurring the additional expense of an unnecessary listing commission: the only commission you ever pay is 3% to the selling office. |

Place a metal Moeller Realty sign on your property. (We will show your home to only qualified, serious buyers!) |

|
Install an MLS electronic lock-box, if you want your home to be shown while you are away. |

|
Market your home using color photos on the world wide web at our web sites: www.Moeller-Realty.com and www.SellGainesville.com ; the local MLS site: www.RealEstateInGainesville.com; and on all the major national realty web sites, including: www.REALTOR.com and www.HomeAdvisor.com . |

Furnish a detailed list of house sales in your neighborhood for the past 2 years from the county tax records as well as a list of similar homes currently listed for sale in the Gainesville MLS. (To help us put together that list and to prepare the information brochure for your home, please fill out the market analysis form found on this web site.) |

The information we provide on comparable sales and listings will assist you in arriving at an effective listing price for your home (you may also want to employ the services of a professional appraiser for an exact determination of market value). A professional house inspector can be hired to identify any corrections that need to be made to your home prior to the buyer's inspection. A real estate attorney can review all legal documents and contracts, and then conduct the closing for you. Obtaining a home warranty helps ensure a smooth closing. |

For an additional fee of $100, we will provide 100 color photo brochures of your house, to use as you decide--present to potential buyers who look at your home, pass out to neighbors (a good source of buyers) or leave out by the real estate sign in the clear plastic box we provide.

Upon receiving an acceptable contract to purchase (these are some useful clauses you may wish to include in the contract) we recommend that you have your attorney review the contract before signing--we are also available at all times to provide professional support and advice through every step in the process; |

Verify all your closing costs for the sale; |
|
|
Deliver Seller's Property Disclosure Form to buyer or buyer's agent; |
|
|
If your home was built before 1978, you are required to deliver a Lead-Based Paint Disclosure to the buyer or buyer's agent. |
|
|
Make sure the closing agent (your attorney or title company) has a copy of the signed contract with all addendums and has complete contact information (all phone numbers and addresses--including email addresses) for all parties involved in the transaction, including the buyer's mortgage company; |
|
|
Make sure your closing agent has the loan number for any mortgage you currently have on your home and the phone number for that mortgage company; |
|
|
Arrange for a termite inspection within 30 days of the closing and deliver results to buyer's agent and closing agent no later than 5 days before closing; |
|
|
After the closing, deliver a copy of the closing statement, the signed contract with all addendums, and the Seller's Disclosure Form to Moeller Realty (be sure to keep copies of these documents in your permanent records as well). |
